Our Mission

To help families build private compounds that outlast them.

Covenant Estates was founded on a simple observation: most families who want private acreage don't know how to find it, evaluate it, or develop it. The land market is opaque. The development process is fragmented. And the professionals who serve it rarely think beyond the transaction.

We built Covenant Estates to be different — a firm that works exclusively with private families, sources land through relationships rather than listings, and manages the full development process from first conversation to final handover.

The result is an estate that reflects how a family actually lives — and land that holds meaning for the generations who inherit it.

Development Philosophy

"We don't sell land. We develop estates — and there is a meaningful difference between the two."

Selling land is a transaction. Developing an estate is a relationship — one that begins with understanding a family's life and ends with handing them something that will outlast everyone in the room.

Our philosophy is built on three principles. First, that land selection is the most consequential decision in estate development — and it should be made with full information, not urgency. Second, that a master plan is not a luxury; it is the document that protects your vision through every phase of the build. Third, that the families we work with deserve a single point of accountability — one firm that owns the outcome from first conversation to final handover.

We take a limited number of engagements each year. Not because of capacity — because of conviction. Every estate we develop should be one we're proud to have our name on for the next 50 years.

Where We Work

Geographic Focus

We operate exclusively in Florida — a state with extraordinary land diversity, favorable ownership laws, and no state income tax. Our focus is concentrated in four regions where we have deep land relationships and active development experience.

Florida countryside landscape — forests, rivers, and open land

North Central Florida

Horse country, spring-fed land, and mature hardwood canopy. The most established estate acreage market in the state.

  • Ocala / Marion County
  • Alachua & Levy Counties
  • Equestrian and family compound focus

Florida Panhandle

Old-growth forest, natural ridgelines, and some of the most private acreage in the Southeast.

  • Walton, Holmes & Washington Counties
  • Conservation-eligible parcels
  • Private retreat and hunting lodge focus

Gulf Coast Florida

Coastal proximity with inland privacy — acreage within 20–40 minutes of the Gulf, without the density.

  • Citrus, Hernando & Pasco Counties
  • Waterfront and near-coast parcels
  • Legacy land and family compound focus

Northeast Florida

Wooded acreage within reach of Jacksonville — modern country estates with strong access and no compromises on privacy.

  • Clay, Putnam & St. Johns Counties
  • Mixed hardwood and open meadow
  • Modern country and family compound focus
